Survey Development Projects

From annexation and zoning maps through platting and construction staking, CVL’s survey department has assisted in the development of thousands of lots. Be it master planned residential communities, multifamily infill or commercial development, CVL has provided the mapping legal descriptions and prompt construction staking services to meet our clients’ needs.

 

Pradera
Douglas County, Colorado

Pradera is a master planned golf course community that will eventually contain twelve separate subdivision filings. CVL survey personnel have prepared the final plats for nine of the filings and are presently working on the plats for two more. In support of this plat work, CVL has also provided legal descriptions for the golf course facilities and the metropolitan districts. CVL conducted the construction staking for the nine filings we have platted, along with staking for the golf course layout and its drainage facilities, including the Scott Gulch Regional Detention Pond.

 

Turnberry
Commerce City, Colorado

CVL has platted single family residential, multifamily tracts and commercial sites for this 430-acre development. Platting tasks included establishing the right-of-way for Highway 2 and the O’Brian Canal. Using railroad maps, CVL also established the right-of-way for the Burlington Northern Railroad to facilitate writing off-site easements. CVL provided the base survey for an aerial topography of the complete site and the completed the design topography for the existing hardscape. At this time CVL field personnel have provided the construction staking services for several hundred single family lots and the first of multiple commercial tracts.

 

Traditions
Aurora, Colorado

Situated on 320-acres in northeast Aurora this 1,000 unit master planned community was platted by CVL in seven filings. The project includes a school site, a community park site and a multifamily tract. Before platting could begin topography for the site was needed. CVL provided an aerial contour map along with field topography for the project design. CVL field crews conducted overlot grading, roadway, detention pond, and berm grade staking for the entire project. Utility, drainage and roadway staking have been completed by CVL on half of the project along with a mile of super-elevated regional arterial roadway and one and a half miles of collector road.

 

Bradbury III
Parker, Colorado

Located south of Main Street at Jordan Road, this 443 single family lot subdivision was platted and staked by CVL. Staking responsibilities included staking and verification of over-excavation, overlot grading, sewer profiles, water distribution, stormdrain, curb and gutter, retaining walls, final lot corners, entry monuments, tot lot and swimming pool facilities.

 

King Ranch
Thornton, Colorado

This residential community consists of 286 residential units on 160 acres, with ten acres reserved for future commercial uses. CVL provided the maps required for rezoning and annexation into the City of Thornton. CVL provided the construction staking for this project. Included in that scope of services was a lot underdrain system, trails, park facilities, and traffic speed control systems that consisted of a roundabout, raised concrete street intersections and raised concrete pedestrian crossings.

 

Alpers Farm
Jefferson County, Colorado

This 35-acre, 100-lot infill subdivision was surrounded by existing homes. Lot over-excavation and the need for underdrains at the rear of the lots required working immediately adjacent to the existing lot lines. CVL field crews worked with the contractor and inspector and were able to provide timely staking and verification services to avoid any complications involving the existing homeowners. CVL was also responsible for preparation of the final plat and the remainder of the construction staking on this project.

 

Horse Creek
Parker, Colorado

CVL provided the surveying services for this residential community consisting of 430 single family homes on 234 acres. Staking responsibilities included staking and verification of over-excavation, overlot grading, sewer profiles, water distribution, storm drain, curb and gutter, retaining walls, and final lot corners.

 

Provincetowne
Fort Collins, Colorado

CVL produced 32 condominium maps representing the development of this multifamily site, which is situated within a residential community. The site contained 34 buildings holding 141 units. Mapping requirements included showing private ownership, limited common elements and common elements over this 11-acre site.

 

Dry Creek Village
Arapahoe County, Colorado

This 7.6-acre platted lot will include 219 units in nine buildings with a community center and swimming pool. Since this site was originally zoned office/retail, CVL was required to write an extensive number of legal descriptions, including Denver Water easements. We also prepared documents to vacate existing easements to accommodate the proposed multi-family project. As part of the plan submittal, CVL created an existing conditions map that identified the existing easements, topography and utility pothole locates. Construction staking responsibilities included staking over-excavation, grading building pads and parking lots, sewer lines, water lines, fire protection systems, storm drain, dry utilities, retaining walls, curb and gutter, and buildings.

 

Highlands at Stonegate
Parker, Colorado

The CVL survey department provided the construction staking for this condominium community containing 24 buildings on 8.5 acres. Grading proposed the greatest challenge on this tight fit community with substantial elevation differential across the site. Grade stakes were required to reflect the grade steps across the site, location of retaining walls, and to ensure the drainage design intended across the project.

 

DTC III
Denver, Colorado

Located adjacent to Interstate 25, this project consists of 400 units and a six-story parking garage on seven acres. CVL provided an ALTA survey and design topography on this site as part of the initial due diligence services. Working with Denver Water and he City of Denver, CVL provided the required legal descriptions to describe easements for water and storm drain, vacation of existing utility easements and for additional right-of-way. CVL has been contracted to provide all the construction staking on this project including utilities, streets, off-site pond expansion, and building stakes for the parking garage and the five-story residential building.

 

DTC IV
Denver, Colorado

This ten-acre site at the northeast corner of South Monaco Street and East Union Avenue is scheduled for 470 units with two, six-floor parking garages. The site is partially split by a Public Service Company Substation. The required locations for the existing underground electric service lines and utility pothole locates for the site were provided by CVL, in addition to the ALTA and design topography. The CVL survey department has also provided legal descriptions and the Planned Building Group survey map as part of the submittal to the City of Denver.

 

Bradbury Townhomes
Parker, Colorado

CVL prepared the final plat, construction staking and building staking for this 72-lot townhome project. The duplex and triplex units were situated along meandering streets with areas of additional parking bays. As part of the construction staking, CVL provided stakes for a network of area drains located within the lots and open space.

 

Executive Tan
Broomfield, Colorado

This project involved placing a new building within an existing paved parking lot. The CVL survey department provided a boundary survey and topography for site design. For construction direction, CVL provided saw cut lines for the demolition phase. CVL provided building pad stakes, building corner stakes and curb and pavement stakes for the development of the site.

 

Vines
Parker, Colorado

Located on Main Street in downtown Parker, this proposed retail site, including an existing store, was divided into two lots to allow the developer to build an additional retail establishment. The CVL survey team provided an ALTA survey, a replat of the existing lot and topography, including inverts of existing utilities. The survey was the basis for general civil design and the site plan.

 

Quantum Business Center
Adams County, Colorado

The owner of this existing leased office building, which was situated on a platted lot, wished to convert the offices into condominiums. CVL performed a field boundary of the lot, conducted as-built services for the existing units, reviewed the title work, and provided a condominium map for the individual units.

 

Village Square Office Condominiums
Lone Tree, Colorado

This seven-acre office condominium project required many facets of CVL surveying services to provide this client with a finished product. CVL provided the initial boundary and topography for the site plan, and platted the lot to identify the new lot lines and easements. CVL conducted construction staking for grading, utilities, streets, and buildings, and produced the final condominium plat map for the sale of units.

 

The Club at Pradera
Parker, Colorado

The CVL survey department provided the construction staking for this intricately graded site, housing the multi-million dollar Club at Pradera. Staking services included terraced parking facilities, tennis courts, building stakes for the clubhouse and walkways and cart paths throughout the facility.

 

Coke Bottling Plant
Denver, Colorado

CVL provided construction staking services for the construction of a new syrup tank building at this existing plant. This task included reviewing the site plan and architectural plans to ensure proper location and setbacks from existing buildings.

 

Traditions Community Center
and Pool Facilities
Aurora, Colorado

This community center located at the center of the Traditions subdivision will provide its residents with a variety of recreational opportunities. CVL provided the construction staking for this project, which includes a parking lot, two pools, a pool building, a basketball
court, tot lot, and a 3,100 square foot recreation center.
