Commercial / Office / Retail

CVL has demonstrated the ability to provide exceptional service to our commercial clients. We have become a valuable asset to our clients by combining our knowledge of various governmental review and approval processes with our understanding of the site design requirements of the end users. From big box anchor stores to small retail users, CVL understands site design constraints and delivers quality grading designs for functional use. Building access locations, maximum allowable parking and paving slopes, floor area ratios and site aesthetics are assessed for each design. Our clients are included on all site grading decisions early in the process so they may make critical decisions that will effect the appearance, functionality and development costs that are so critical to their ultimate success. We enjoy commercial design and are committed to achieving superior results in all of our assignments.

Parker Station
Parker, Colorado

This project entailed creation of a mixed-use office complex located along Main Street in downtown Parker. The two buildings consist of first floor retail space with office suites on the second and third stories. The project scope consisted of providing site planning and engineering, utility designs, drainage system design and stormwater detention facility design.

The Home Depot
Evergreen, Colorado

CVL provided full-service civil engineering services for the site located in Evergreen. We worked closely with Home Depot to site the building in a manner to obtain maximum visual exposure, while maintaining a building size adequate for the service area. In addition to the typical site engineering, CVL worked with a wall contractor to provide three tiers of ten-foot high retaining walls surrounding portions of the site to achieve the required floor area on this challenging site.

King Soopers
Highlands Ranch, Colorado

CVL personnel provided civil site engineering for the center anchored by King Soopers. The project consisted of site plans, grading, storm drain, drainage reports, water and sewer design, platting and processing for agency approvals. The project also involved the widening of two main arterial streets, Highland Ranch Boulevard and University Avenue.

Castle Rock Stadium 12
Castle Rock, Colorado

CVL provided civil engineering services for this seven-acre theater site located within The Meadows community. This theater is the first and only in the town of Castle Rock. CVL initiated the design in mid December and obtained approvals in mid March the following year, requiring only three months for design and permitting. The fast-track nature of the project also required mass grading design, drainage analysis, storm water and regional detention design, and water and sewer infrastructure design of the underlying 40 acres during that time-frame.

The Meadows
Castle Rock, Colorado

CVL is working with The Meadows developer on a continuous basis to provide site planning, cost estimating, infrastructure design and final site design on a 300-acre parcel zoned for commercial, office and industrial uses. The work involves providing maximum flexibility for potential users while minimizing upfront costs to attract prospective buyers.

American National Bank
Various Locations

CVL is providing due diligence, site planning and site engineering for a number of bank sites located across the Front Range. Engineering services will involve grading design, sanitary sewer layout, water system design and ancillary infrastructure design as necessary.

Sherwin Williams/Auto Zone
Parker, Colorado

This joint-use facility was designed on an infill parcel west of and adjacent to Parker Road. Unique design challenges that were met included maintaining site visibility from Parker Road, while accommodating site drainage criteria downstream to the west and achieving an acceptable street access relationship to the local street south of the site.

Wild Pointe Ranch Marketplace
Elbert County, Colorado

This 42-acre commercial development includes 14 individual commercial buildings, one multi-unit commercial building and one big box anchor store. The site grading created a three-tiered pad system to accommodate the significant grade differential across the site. Careful and complete coordination within the consultant design team and the commercial users was essential to provide for optimal building location, elevation absorption and site aesthetics.

Village Square Office Condominiums
Lone Tree, Colorado

This seven-acre office condominium project includes approximately 20 for-sale units and a future office building pad. The site design included incorporation of a 50-foot wide Denver Water utility easement within a very restricted drive aisle and parking bay feature. These buildings included walkout design elements on one side of each structure, as well as fine grading details to ensure natural lighting throughout all of the units. Intricate site cross sections were developed to coordinate the proposed design with the adjacent residential community.

Santa Fe Spirits
Littleton, Colorado

This attractive retail site posed unique traffic and drainage design challenges. Due to its location on Santa Fe Drive, CDOT access permits were required along with design for improvements to Santa Fe. The project involved transportation design for the development of adjacent local streets, as well as substantial off tract drainage design for outfall construction to the Platte River Open Space area. Storm water detention was accommodated by innovative design within the onsite landscaped areas. Onsite parking was maximized by implementing one way traffic through the site.

The Villages at North Creek
Thornton, Colorado

This 45-acre commercial complex is located adjacent to State Highway 7 and Preble Creek. As a result, CVL has not only provided the typical site engineering, but also has provided extensive coordination with CDOT with regard to the highway and with the City of Thornton and Urban Drainage on impacts to Preble Creek. CVL provided a CLOMR and LOMR based on modifications made to the drainage way.

Meadows Professional Offices
Castle Rock, Colorado

This 2.5-acre site contains two office buildings of 12,500 square feet each. The space is planned for fee-simple ownership. CVL provided site planning, platting, utility service design, grading design, earth balance calculations, and a water and sewer study identifying associated demands.

84 Lumber
Aurora, Colorado

CVL is providing site engineering and planning for this project located north of and adjacent to I-70. The project will consist of a truss manufacturing plant and a retail store. Due to the location, the site utilities are self-contained while providing for future connections when the city infrastructure is extended to the area.

Safeway
Arvada, Colorado

CVL personnel provided civil site engineering and land surveying for this facility, which was to be remodeled and expanded. An accurate survey of the existing site was performed with all underground utilities mapped with associated easements identifying constraints to work within. Some utilities were ultimately relocated while others remained in place.

E-470 Tollway Maintenance
Support Sites A, C and D
Aurora, Douglas County and
Commerce City, Colorado

Provided site and grading design for the E-470 Public Highway Authority within three separate jurisdictions in the Metro area. Services included extensive coordination and entitlement processing with the reviewing agencies. Site design accommodated liquid deicer stations with overflow containment. Water and sanitary sewer design as well as coordination with the site architects were provided. The functional purpose of these sites was to provide year-round maintenance support to the Tollway for their respective segments.

Office Depot / Petco
Englewood, Colorado

Provided civil documents and land surveying on the commercial uses located in the Englewood City Center area. Grading, drainage, site plan and utilities had been designed and approved in accordance with the city, developer and users’ criteria.

Vines
Parker, Colorado

Vines is located on a quaint street corner along the pedestrian oriented Main Street in Parker. This intimate social gathering place demanded architecture that fit with the existing attached building and the historic neighborhood. Site layout and grading challenges required that no resulting impacts were introduced to the existing surrounding improvements, while maximizing the building footprint.
