Walmart
Thornton, Colorado
CVL was challenged to prepare an ALTA survey for a vacant Walmart store. The task included consideration of an adjacent vacant 1.5-acre parcel. Expeditious delivery of our work product was needed to accommodate an accelerated purchase of the real estate. During the preparation of our work, CVL determined that portions of the sites were contained within the limits of a mapped FEMA floodplain. CVL identified the approximate location of a remapped floodplain base on existing site conditions, which allowed the client to renegotiate the terms of the purchase contract. |

Stapleton Redevelopment
Denver, Colorado
This ALTA survey was prepared for a ten-acre commercial site within the master plan for the Stapleton Airport redevelopment. The parcel came to CVL in an undefined status and before the final ALTA survey could be delivered a legal description defining the site was required. Using existing final plats, replats and the preliminary master plan layout, CVL personnel were able to provide a legal description of the site to the title company and deliver the ALTA in a timely fashion. |

Parker Market Place

This site included an existing Target Store on eight acres at the northwest corner of Lincoln Avenue and Parker Road. CVL provided an ALTA survey indicating the existing easements, structures, utilities and parking spaces to facilitate the sale of the property. |

Aurora Air Park
Arapahoe County, Colorado
This 930-acre site contained the now closed Aurora Air Park airport along with platted five-acre lots located at East 6th Avenue and Monaghan Road. This ALTA survey included research for the Interstate 70 right-of-way to establish the north property line and showed aviation easements resulting from Buckley Air Force Base and DIA. The ALTA also contained aerial topography contracted by CVL. |

Hidden Creek
Frederick, Colorado
Hidden Creek is a 130-acre site located southeast of Grant Street and east of Weld County Road 15. This undeveloped site contained five well sites along with other oil and gas facilities and thus required indication of required building setbacks. This property was also encumbered by a private irrigation ditch, which was found to be outside the easement initially created for it. |

Huntington Trails Subdivision
Westminster, Colorado
When the builder was looking to purchase some lots, they called on CVL to provide an ALTA to ensure they were obtaining usable lots to accommodate their respective product types. This ALTA consisted of 34 finished single family lots within the Huntington Trails Subdivision. |

Archstone Apartments
Lakewood, Colorado
Built in the 70’s, this 27-acre apartment complex contained substantial improvements including 25 separate buildings, two clubhouse and pool facilities, children’s play grounds, old growth trees and miles of parking lots and sidewalks. Equally important to the client, in addition to showing all the improvements, was to ensure that the site met the zoning requirements. CVL proved the building locations adhered to the required setbacks and documented that the height of each building also met agency code restrictions. |

Meadows at Castle Rock

CVL provided ALTA surveys for several proposed commercial parcels west of present day downtown Castle Rock. Railroad maps dating back to the 1800’s and associated research were used to develop the ALTA map for these parcels. |
